01 — Room Packages

Four room dossiers, one documented method

Kitchen, living room, bedroom and bathroom packages are prepared as separate dossiers. Each one records layout logic, lighting concept, furniture placement and finishing materials, with a measured plan and finish codes you can price against.

Starting prices are planning references for one room up to 22 m². Final quotes follow scope confirmation and a site measurement visit. Furniture, finishing materials, construction works, permits, taxes and delivery stay outside the package fee unless a written proposal says otherwise.

    Work triangle, appliance clearances and a 3,240 mm counter run study. Base cabinet front finish code OAK-14.

  • Revisions Two rounds per package. A third round is scoped and quoted separately.

  • Drawings and evidence The Complete Room Dossier records design intent. Construction drawings need a separate scoped agreement. Plans are illustrative and final results may vary.

  • Functional layout with dimensioned plan annotations in mm
  • Lighting concept with fixture positions and output targets
  • Furniture placement schedule with item sizes
  • Finishing materials schedule with finish codes
  • Two revision rounds per room at concept stage

Excluded unless stated in writing

  • Furniture, lighting and material purchases
  • Construction and installation works
  • Permits, approvals, taxes and duties
  • Delivery, freight and customs clearance
  • Construction drawings, issued under a separate scoped agreement

Revision policy

Each room includes two revision rounds before the layout is locked, plus one round on the finishing schedule. Additional rounds are billed per room. Comments are collected as a single written list per round, so every change stays traceable to a date and a drawing.

Starting prices are planning references only. Final quotes follow scope confirmation and measurements taken on site. Worked example from a recent kitchen: run of 3 240 mm at 600 mm depth, splashback finish code FIN-214. Plans, renders and project examples are illustrative, and final results vary with the existing structure of each room.
